September 11, 2009
The Boulder County Sheriff’s Office has purchased new facilities in the east part of Boulder, announced Gary Aboussie and Audrey Berne with The Colorado Group, Inc., sellers’ agents and the listing brokers for the property.
The $8.05 million transaction at 5600 Flatiron Parkway includes a 76,700 square foot building on 6.95 acres, with two of the acres undeveloped. The site is currently home to Fresh Produce Sportswear, which will be relocating to 2865 Wilderness Place. Sheriff Joe Pelle said his staff will occupy about 55,000 square feet of the building; the remaining 21,000 square feet and undeveloped acreage may be used for county office expansions.
“This is a truly excellent facility from many perspectives,” Berne said. “It is architecturally intriguing, with a design that incorporates the native Colorado landscapes. The interior of the building is fabulous, and its location in the far eastern part of Boulder is ideal for the Sheriff’s relocation.” Aboussie added that this was a beneficial transaction for both buyer and seller, particularly given the economic climate. “This transaction incorporated a building and land of great value; this may well be the largest transaction in Boulder County during 2009.”
The Sheriff’s office – now at 1777 6th Street in Boulder’s west end - is running out of room, particularly as a new courtroom will be needed to accommodate an additional district judge, expected by 2011. A move to the east side of the city places the new offices closer to the Boulder County Jail at 3200 Airport Road.
Staff and offices will move to the new facility in phases, with relocation of administration, records and civil departments targeted for completion by March, 2010.
