BOULDER — Five tenants have leased space in a light-industrial flex building in Gunbarrel that was built on speculation last year by Niwot-based developer Burden Inc.
The 30,317-square-foot building at 6035 Longbow Drive is 100 percent leased, said Jason Kruse of commercial real estate brokerage The Colorado Group Inc., who along with Micah Loeb of The Colorado Group served as leasing agents.
The five new tenants include Beyond the Mountain Brewery, TBS Engineering, Delta Drone and the Association of University for Research in Astronomy. Kruse said the fifth tenant is still going through permitting processes and chose not to be identified at this time.
“The light-industrial market in Boulder is superhot, and we had tremendous activity for this building,” Kruse said. “The 20-foot ceilings, location to amenities and quality design helped us lease the building quickly.”
Lease rates were not disclosed.
The building was designed by Railton McEvoy Architects of Boulder and built by Longmont-based Golden Triangle Construction Inc. Groundbreaking began in November 2015 with the core and shell being completed in September 2016.
Burden Inc., through the entity RLET Longbow LLC, paid SkiPunk LLC $700,000 in February 2015 for the 2.24 acres of vacant land in a northeast section of Boulder. SkiPunk had acquired the property in 2013 for $2 million from Tomahawk Partnership LLP, an entity of the Trumble family that owns the nearby Leanin’ Tree Museum.
