Long-held property at 13th Street and College Avenue acquired by Colorado-based High Wave Holdings

BOULDER, Colo. – August 6, 2026 – The Colorado Group, Inc. has completed the sale of a prominent commercial property at 13th Street and College Avenue in Boulder’s University Hill district. The transaction closed August 4, 2026, transferring ownership from University Hill Partnership, LLC, whose family held the property for nearly 80 years, to High Wave Holdings, a Colorado-based real estate investment firm founded by University of Colorado Boulder alumni.

Jessica Cashmore and Neil Littmann of The Colorado Group represented the seller in the transaction. Located at the center of “The Hill,” the property has been part of the district’s commercial history for generations. It was once home to Owen’s Grocery Store and has housed a succession of businesses serving CU Boulder students, faculty, alumni and nearby residents.

A Thoughtful Transition

Because of the property’s multigenerational history, the seller approached the transaction with a strong interest in finding a buyer who understood the significance of the building and its place within the University Hill community. High Wave Holdings’ Colorado roots, connection to CU Boulder and long-term vision for the property made the firm a natural fit.

The company plans to preserve the property’s distinctive character while investing in its future, supporting local businesses and bringing new activity to the surrounding commercial district. A lease has also recently been signed with Ichigo Matcha, a new tenant expected to add another food-and-beverage destination to the University Hill corridor.
